In accordance with the principles of the present invention, real estate derivative financial products, index design, trading methods, and supporting computer systems are provided for property owners and investors to temporarily swap their respective economic interests in owning/disowning an underlying property for a certain period of time, directly or through some middlemen. Therefore in addition to the traditional ways of either buying/selling or renting property, the property owner could consider a third new way of dealing with a property. The present invention provides a very straightforward way to enable property owners to protect the gains or prevent further losses in their property equity value. On another hand, the present invention also allows investors to establish an exposure in a potential property equity appreciation or depreciation in a particular neighborhood.
L'invention concerne des produits financiers dérivés de biens immobiliers, la conception d'indices, des procédés de commercialisation, et des systèmes informatiques destinés à les prendre en charge, permettant à des propriétaires et à des investisseurs d'échanger temporairement leurs intérêts économiques respectifs à posséder/déposséder une propriété concernée pendant un certain intervalle de temps, directement ou par un certain nombre d'intermédiaires. A cet effet, en plus des moyens traditionnels permettant d'acheter/de vendre ou de louer une propriété, le propriétaire dispose d'une troisième manière de procéder en ce qui concerne une propriété. D'une part, la présente invention concerne une manière très simple de permettre à des propriétaires de protéger leurs gains ou d'éviter de plus amples pertes de la valeur comptable de leur bien. D'autre part, l'invention permet également à des investisseurs d'établir une exposition dans une appréciation ou dépréciation de valeur de bien dans un voisinage particulier.
