A computer system (10) for offering property for exchange over a computer network (i.e. such as the Internet), the property being offered for exchange by Exchangers to Exchangees using web browsers (20, 22) or WAP phone (24). The system including a Master database (12) for storage of information pertaining to the property, the Master database (12) being located on at least one Master server which can be accessed by one of the browsers of an Exchangee. The system further including an agent databases (14, 16 and 18) which store information pertaining to property offered for exchange by a particular Exchanger. The Agent server accesses the Master server so as to transfer information stored on the Agent database, to the Master database. The computer system also includes an exchange management program adapted to record in the Master and/or Agent database, information relating to the stages of exchange of property between the Exchanger and the Exchangees, lower case wherein the Exchangees access the Master server and request particular information from the Master database pertaining to the property and in which information relating to the stages of exchange of property between the Exchanger and the Exchangee is recorded in the Master and/or Agent databases so as to facilitate the exchange.
Cette invention a trait à un système informatique (10) permettant de proposer un échange de biens immeubles par l'entremise d'un réseau informatique (l'Internet par exemple), lesquels biens immeubles sont proposés à l'échange par des coéchangistes utilisant des navigateurs du Web (20, 22) ou des téléphones à protocole WAP (24). Ce système comporte une base de données maître (12) servant au stockage d'informations relatives à des biens immeubles, laquelle base de données (12) se trouve dans au moins un serveur maître accessible à l'un des navigateurs d'un coéchangiste. Il comporte également des bases de données agent (14, 16 et 18) stockant des informations concernant les biens immeubles proposés à l'échange par un coéchangiste particulier. Le serveur agent accède au serveur maître afin de faire transférer les information stockées dans la base de données agent vers la base de données maître. Ce système informatique comporte, de surcroît, un programme de gestion d'échanges conçu pour enregistrer dans la base de données maître et/ou la base de données agent des informations relatives aux étapes de la négociation d'échange de biens immeubles entre les coéchangistes. Le coéchangiste désireux de bénéficier de l'échange accède au serveur maître et demande à la base de données maître une information spécifique relative à ces biens immeubles, les informations relatives aux étapes de la négociation entre coéchangistes étant enregistrées dans les bases de données maître et/ou agent et ce, afin de faciliter l'échange.
