A composition for use in construction that is substantially free of volatile organic compounds (VOC) that when ap-plied to a surface produces a smooth or textured, water-shedding (hydrophobic properties), aesthetically -pleasing, protective continuous coating. The coated surface as well as the method of preparing and applying the composition is also provided.
