Fluorescent pH detector and methods for measuring pH using the fluorescent ph detector. A method and a system for measuring a sample property such as pH or carbon dioxide concentration using a probe for delivering excitation light and receiving emission light at at least two wavelengths from a fluorescent species immobilised on a substrate. The probe is physically isolated for example by a window from the fluorescent species on the substrate. The light received at the first and second wavelengths is used to determine the sample property. In addition a tip can be provided over the substrate in such a way as to permit the analyte to contact the substrate for example via a semi permeable membrane.
