ABSTRACT OF THE DISCLOSURE A new safety ladder is presented which comprises two generally parallel elongated substantially rigid support members, one of which is adapted to be secured to a wall of a building. A plurality of spaced apart rungs are each pivotally secured to each of the rigid support members and the support members and rungs are movable from a storage position (with the rungs generally aligned with the longitudinal axis of the support members) to a use position with said rungs generally perpendicular to the support members. A double release mechanism is provided for securing the ladder in the storage position, latching in two places. One of the support members provides a bias to move the ladder by gravity to the use position, assisted by a spring-loaded mechanism. A stop mechanism is provided, preferably associated with the rungs or with one of the upright support members, for determining the use position, with the rungs generally perpendicular to the support members. The stop mechanism is further assisted by an automatically adjusting moveable leg, which extends to the natural grade of the landscape for maximum stability. This safety ladder is advantageously used in domestic single family dwellings where it can be secured adjacent to a second story window and is releasable at a position on the lop of the ladder generally adjacent to the window such that during a fire the ladder may be moved from the storage position to the use position for evacuation of the second story. Furthermore, the release mechanism is designed to be burglar proof. It is designed to be permanently secured to the exterior wall of the structure and in the storage position looks much like a down spout.
